Atlantic City Electric’s Multifamily Program is here to help your community thrive. Designed specifically for multifamily properties, this program offers tailored solutions to reduce energy use, enhance resident comfort, and boost your property's value and appeal.

We provide financial incentives and expert guidance to make energy-efficient upgrades more affordable and impactful—whether your project is simple or complex, in-unit or in common areas. Prescriptive pathway offers a multitude of incentivized high-efficiency equipment to choose from to help improve the energy efficiency of your community. With this pathway you can upgrade one, or many systems – all designed to maximize savings.

Prescriptive incentives make it as easy as possible for you to receive rebates quickly. View the full list of incentivized equipment here.

If you don’t see the equipment you’re looking for on the Prescriptive list, don’t worry, because our Custom pathway is designed for projects not covered by the Prescriptive path.

Our experts will help you develop a project plan specifically tailored to best meet your unique facility needs and organizational goals. Custom projects are typically multi-equipment or optimization solutions for which customers earn performance-based incentives.

Enhanced incentives are available for income-eligible customers.

The Engineered Solutions pathway provides technical expertise, project management, and financial incentives to organizations looking to make comprehensive energy efficiency upgrades to their building systems.

Through this pathway, you'll gain access to expert-guided services, including:

  • Comprehensive energy audits
  • Engineering design and bid-ready documentation
  • Assistance with selecting installation vendors
  • Construction administration and commissioning
  • Measurement and verification (M&V) services

These services are designed to ensure your project is cost-effective, comprehensive, and seamlessly executed from start to finish.

Two Tailored Tiers of Support

  • Tier I: Turnkey Support
    • Ideal for organizations seeking end-to-end guidance, this tier features Trade Ally-led audits and full project support throughout the entire process.
  • Tier II: Flexible, Customer-Driven Approach
    • Perfect for those who prefer to work with their own consultants, this tier allows you to join the program even after your audit or design complete.
    • Enhanced incentives, up to 80% of the project cost, are available for Tier II income-eligible customers.

 

  • Must be an Atlantic City Electric customer with at least one commercial electric account
  • Multifamily buildings must contain 3 or more residential units
  • The building owner must be the applicant/customer
  • Common area and/or in-unit equipment must be owned by the building owner

Income Eligibility Criteria

In some cases, income-eligible multifamily buildings are eligible for increased incentives and financing thresholds. A multifamily property will be considered income-eligible if one of the following criteria is met:

  1. Affordable housing designation
    Any residential building that has an official document identifying the customer as participating in a federal, state, or local affordable housing program (e.g., New Jersey Housing and Mortgage Finance Agency, United States Low Income Housing Tax Credit, United States Housing and Urban Development, housing owned and operated by Public Housing Authorities, Section 8, Section 202, Section 811).
  2. Physical location
    A property identified in a physical location classified as a low-income zone:
    • Census tract — Residences and businesses located within a low- or moderate-income census tract. Census tract confirmation can be verified at FFIEC Geocoding/Mapping System.
    • Overburdened Community (OBC) — Residences and businesses located within an OBC “Low Income” community will be eligible for enhanced incentives, and their impacts can accumulate towards the LMI/OBC QPIs. Only customers in the following OBC categories, as defined by the New Jersey Department of Environmental Protection (“DEP”), will be tracked and reported:

      • Low Income
      • Low Income and Limited English
      • Low Income and Minority
      • Low Income, Minority, and Limited English

      OBC confirmation can be verified at Overburdened Communities | NJ Environmental Justice Mapping, Assessment and Protection Tool (EJMAP) using these three 2021 Archived Layer List criteria:

      • 2021 Overburdened Communities and Adjacent Block Groups
      • 2021 Municipalities with Overburdened Communities under the NJ Environmental Justice Law
      • 2021 Overburdened Communities by Criteria
    • Opportunity Zone (OZ) — Businesses with a premise within a New Jersey Opportunity Zone may qualify for enhanced incentives. The impacts can accumulate towards the LMI/OBC QPI. OZ confirmation can be verified at NJ Community Asset Map.
    • Urban Enterprise Zone (UEZ) — Businesses with a premise within a UEZ may qualify for enhanced incentives. The impacts can accumulate towards the LMI/OBC QPI. UEZ confirmation can be verified at Urban Enterprise Zone Business Eligibility Locator.
  3. Alternative income eligibility
    If the above criteria are not met, alternative income eligibility—such as active participation in a state income program—will be considered (e.g., food stamps, Temporary Assistance for Needy Families).

Are you a multifamily resident?

Applicants for this program must be a building owner/manager. Multifamily residents with direct metered residential accounts looking to upgrade resident-owned equipment may participate through the Residential programs.
